Fine sand, wide and sloping gently into the turquoise-blue sea – the most beautiful beaches on the island are to be found in the north of Mallorca! The Bay of Alcudia opens to the sea over a length of about forty kilometres, joined by the bay of Pollensa around ten kilometres to the west.
The bays are well developed, the wide sandy beaches adjoining the promenade with street cafés and restaurants inviting you to stay for a while, and there are many beach bars right by the sea. An Eldorado for water sports enthusiasts, sun worshippers and lovers of the Mediterranean way of life.
Spain’s most beautiful beach
At around six kilometres long, the Playa de Muro is the longest and best-known stretch of beach in the region, and for many it is the most beautiful beach on Mallorca – the travel portal Tripadvisor awarded it the title of “Spain’s most beautiful beach” in 2022. Families with children will particularly appreciate the well-maintained beach, which slopes very shallowly into the turquoise-blue water.
Stephan Hoffmann, Porta Mallorquina Real Estate franchise partner for the north region, has lived in Alcùdia for over 25 years and is still very enthusiastic when asked about his chosen home:
“In the north you will find everything the island has to offer, but all within short distances without traffic jams. The wonderful sandy beaches and nature reserves ensure that lovers of nature find what their hearts desire, and the nearby Tramuntana mountains invite to go hiking, cycling and climbing. Alcùdia and Pollensa are two charming little towns with excellent restaurants and a year-round infrastructure. The sports offer is also immense and includes horse riding, sailing, and kite surfing and the Alcanada golf course, one of the most beautiful in Europe, has received numerous awards”
Thanks to a direct motorway connection the capital of Palma is also only around 30 minutes away. If, however, you have a little more time you can take the country roads where wonderful villages can be discovered, including Crestatx, Campanet, Burger or Sa Pobla. Here the old traditions are still upheld and visitors are always welcome at the numerous village festivals.
The public is international, with the touristic heavyweights of the region, Puerto Pollensa and Puerto Alcùdia, very popular with the British while C’an Picafort and Son Serra de Marina, which developed as tourist resorts somewhat later, were discovered mainly by Germans as places for second homes.
Hotspots and insider tips
The top location in the region is, of course, the famous Cap Formentor which, with its south-facing orientierung and breathtaking views over the Bay of Pollensa is one of Mallorca’s most exclusive locations. Beautiful villas in well-maintained residential areas and exceptional 1st sea line apartments can be found in Bonaire, Alcanada, Puerto Pollensa, Puerto Alcùdia and Cala San Vicente. The municipality of Alcùdia greatly increased the minimum plot area required for the construction of a new finca many years ago, so that the country houses in the region are very sparsely distributed and therefore provide great privacy.
The average price level in the northern region of 3,897 €/sqm is still well below the island average of 5,309 €/sqm, as the Centre for Real Estate Studies determined in its annual market study commissioned by Porta Mallorquina Real Estate.
“Even in prime locations you can find attractive offers for under 5,000 €/sqm,” reports Stephan Hoffmann.
In the opinion of the market expert the price level still has significant potential to increase. Hoffmann recommends that those who wish to enter the market at a favourable price should look at the area around Son Serra de Marina, which is still well below the price level, for example, in neighbouring C’an Picafort.
Affordable luxury
According to the Porta Mallorquina market study just under one in three properties is upmarket or luxurious, whilst the majority of offers are in the medium segment. There has also been a lot more construction in the region in recent years, with new properties in the north averaging around €4,500/sqm and making it the most affordable coastal region on the entire island.
“The price-performance ratio here is phenomenal, so that anyone buying today can expect an attractive appreciationfactor,” was real estate expert Hofmann’s opinion.
In addition to attractive entry-level purchase prices, the north is also desirable for holiday rentals. Many properties listed at Porta Mallorquina already have a touristic rental licence. This means that a holiday apartment or finca can be lucratively rented instead of standing empty when the owner is not present. Particularly in the Pollensa area private holiday rentals are very popular, and 9,000 private beds are registered here, providing their owners with an attractive income from their apartments and houses.
Stephan Hoffmann, a passionate long-distance runner in his private life, loves the leisure value of the region, and his favourite beach is the completely natural beach of Son Real.
Even though the north is not known as a celebrity hotspot, some well-known personalities have long since discovered the region for themselves. The best-known finca in the north is that of Peter Maffay, who also organises holiday camps for socially disadvantaged children here with his Tabaluga Foundation. Willi Bogner bought a large finca with his own stud farm in Son Serra de Marina, the former TV presenter Frank Elstner lives here and Alcudia is the holiday home of the Mohn family, founders of the Bertelsmann publishing house.
