A Magical mix – in the north-east region Mallorca shows itself from its most beautiful side

If you are looking for a real estate location in Mallorca where all the highlights of the island are combined, then you will surely find it in the north-east. Here the gently rolling landscape opens to fantastic views of the sea, the coast is interspersed with picturesque bays, and the historic village of Artà provides a perfect year-round infrastructure.

Beaches and leisure activities in the northeast

The beaches in the north-east are well-known throughout the island, one of the most beautiful being Cala Agulla near Cala Ratjada. Its long, white sandy beach is surrounded by woods and the crystal-clear water is ideal for snorkelling. The lovely bay of Cala Torta near Artà is only accessible via a gravel path and inspires with its crystal clear turquoise-blue water, and during windy weather many surfers and kiters can be found there. Another real pearl in this region is Cala Mesquida near Capdepera, with its wide beach and completely transparent water. One of its advantages is that it can be reached from various points in the area following well-marked paths through the woods and mountains. This beach is very popular with families and also has a nudist sector.

The leisure and sports possibilities in the region are gigantic. A total of four golf courses are located within a radius of 25 kilometres, and a wide range of water sports includes sailing, surfing, diving, kayaking and kitesurfing. In addition, the north-east of the island is perfect for hiking and biking.

Joachim Semrau quickly recognized the potential of this region and founded the real estate company Porta Mallorquina Real Estate in Artà in 2005, today one of the largest real estate agents in Mallorca.  The headquarters of this real estate franchise system is now located in Palma, with the individual sales areas being managed by franchise partners. In 2013 the company moved into a prestigious real estate shop at Calle Ciutat 60, right at the entrance to Artà.

In 2022 the Porta Mallorquina franchise partners of the central region, Nicole and Roland Schepp, also took over the north-east region with a second licence, a stroke of luck for the entrepreneur Schepp:

“When we heard that our colleague in the north-east wanted to give up the licence for private reasons we didn’t think twice and immediately took it over.”

His wife Nicole is also enthusiastic about the region:

“The north-east is a wonderful area. Each village has a small town-centre with green surrounding landscapes and fantastic natural beaches which are never crowded, even in midsummer.  There are still building plots with their own beach access and the extensive countryside offers ample peace and quiet.”

Buying a house in the north-east of Mallorca

The demand for real estate around Artà and on the coasts is high, and in the last three years prices have risen by around 17 percent, reports Roland Schepp. Despite the price increases, however, the region still offers attractive entry opportunities for investors. According to the Porta Mallorquina market report, the real estate price level in the region has reached 4,516 euros per square metre, making it cheaper than the island-wide average which was established as 5,309 euros per square metre.

Real estate offered in this area is just as diverse as its many leisure opportunities. House prices stretch from 200,000 euros up to 6 million euros for luxury properties in prime locations. Top locations include the region around Artà, the coastline from Cala Ratjada as far as Canyamel, Cala Millor and Sa Coma, and the municipality of Son Servera which is particularly popular with golfers. Also very popular is the very high quality residential area “Costa de los Pinos” with its lovely villas and luxurious houses.

Those who dream of owning a (holiday) property in the north-east of Mallorca as an investment, and wish to achieve a return on the investment by means of touristic rentals, should first ascertain that it has a valid holiday rental licence, advises Roland Schepp.  Added to that a private pool is almost mandatory for holiday rentals, and if sea views are also desired 25 to 30 percent higher prices can be expected.

The corona pandemic has permanently changed working life, and the number of so-called “remote workers” who only need an Internet connection for their work has increased dramatically. The high recreational value of the region and a significantly lower price level compared to the south-west or south-east have significantly increased the demand for second homes in the Artà area.

Nicole Schepp reports that (touristic) rental is also a big topic in the region:

“Hikers and cyclists come during the winter months, in spring and autumn the golfers, and in summer beach enthusiasts. Here in the north-east we have a year-round season.”

Those purchasing a finca or country house are usually looking for nature, peace and privacy. Not everyone loves seclusion, however, so village-houses are now becoming very popular with foreign buyers. Roland Schepp can well understand the appeal of living amidst Mallorcans:

“Here you see your neighbours every day to be greeted with a friendly “Bon dia!”. A cafe is always close by, as are shops, maybe a gym… every village has its own central infrastructure, so that when living in a village everything is relatively close by.”

Those who do not wish to purchase their own house will also find a wide range of properties for long-term or holiday rental in the north-east. Here rental prices are influenced by the view, the proximity to the village centre and to the beaches.

Insider tip in the north-east

According to local market experts, the former fishing villages “Colonia de San Pere” and “Betlem” have achieved a high potential for value appreciation. In addition to picturesque bays, the surrounding mountains including the Puig de Ferrutx, the highest elevation point in the Levant with 517 meters, invite you for walks or for hiking and offer fantastic views of the Mediterranean Sea. Prices are around 6 percent below the level of Artà, which is approx. 15 kilometers away.

According to Roland Schepp, there are still some building plots available in the area to enable buyers to realize their own very personal Mallorca dream.
