Corona crisis – Impact of COVID 19 pandemic on the real estate business in Mallorca

As part of the global response to the COVID19 pandemic the Spanish government has issued a Royal Decree imposing a national curfew from 15th March 2020. Since 17th March 2020 it is no longer possible to enter the Balearic Islands as a tourist. On 23th March 2020 the national curfew has been prolongated to 12th April 2020.

Unfortunately, clients are not allowed to vist personally a property during curfew. However, there are many offers with panoramic tour on the Porta Mallorquina website that you can “virtually visit”.

Protection for the inhabitants of the Balearic Islands

These measures have been introduced to protect the islands and their inhabitants – the current infection rates here are still very low compared to the rest of Spain. And the hospitals are well prepared and equipped. Those currently living on the island can feel safe, the movement of goods is secured and there are no supply shortages.

The legal measures, of course, also have an impact on the real estate business in Mallorca. Here we have compiled the most important questions and answers for you and will be adding to them continuously:

Is Porta Mallorquina still working?

Yes, but can only get in contact by email at info@portamallorquina.com or by telephone on the service hotline +34 971 001 001. Our team works for you from home offices and will answer all inquiries from Monday to Friday from 9 am to 6 pm. Our sales agents can be reached by their mobile phones. Our real estate shops have had to close for the duration of the curfew due to the legal regulations.

Do option contracts remain valid?

Yes, definitely. As this is a case of force majeure all valid option contracts will be suspended during this period, and any deadlines will be extended accordingly as long as the situation persists.

Can my notary appointment take place as planned?

That depends on the agreed time. During the nationwide state of alarm (‘estado de alarma’), which is currently in effect, notaries are only permitted to carry out securitisations in the case of emergencies. Real estate transactions are generally not considered emergencies and therefore cannot be notarised at the present time. Your sales agent will inform you as soon as this situation changes.

When can I fly to Mallorca once again?

Unfortunately we cannot give you a definite answer to this question. We don’t know if the curfew, which currently applies until 12th April, will be extended once again. We all hope that flight operations will be resumed soon, and your sales consultant will inform you as soon as this is announced.

Who can look after my property on site?

If you are a property owner and can not look after your property at the moment, please contact our service hotline or send us an email. We will do our best to assist any owners affected whose property is listed by Porta Mallorquina Real Estate. We’ll help you as quickly and unbureaucratically as possible.

Can I currently still purchase a property?

The lawyers are also currently working from home offices so it is certainly possible to conclude an option contract for the purchase of a property. Therefore you don’t have to be on site. It’s also possible to provide your sales consultant with a relevant power of attorney.
